Over the years, I have created this property and turned it into a unique income producing business which includes two vacation rental homes and a successful Paddleboard, Kayak and Bike rental business with an 11 year history of growth. The two homes are Summer season rentals on Airbnb. Both with 5 Star reviews. Like the homes, the Paddle shop is open during the Summer months only. I have had varied involvement with the property over the years. The first few years as I grew the Paddle shop business, I worked 7 days a week during the summer months as the income did not justify staff. Since the early years, the business has grown so I started by adding a part time employee. Then a full- time employee and finally to a couple who I had on salary and who ran the place in its entirety. Several years in, I offered one of the homes as a vacation rental. Shortly thereafter, I added the second home as a vacation rental. Both are now on Airbnb which I have found to be the superior venue for the homes as I had tried others. As I live in the area, I was able to offer both homes as vacation rentals. For those of you who are considering the property and don't live in the area, the solution is simple. Again, there are options. They include renting one home and keeping one for yourself. They include renting both homes and blocking off dates on one or both homes for the times you want to stay. If you occupy the property year- round and keep one home to yourself, you can keep the other open as a vacation rental year- round. As far as the Paddle shop is concerned, you can run the place yourself or any other combination which would include one employee, part time or full time. If you are a couple, you could run the place entirely. This of course would minimize your expenses and maximize your income. If you have teenagers or kids in college, they could run the property during the summer break and develop invaluable skills with regards to running and managing a business. The property is also perfect to open a "Hipcamp" (if not sure what that is, do an internet search) as the property as an ideal location for a about 5 or 6 small campsites. There are several ways to increase the income on the property. They include adding a retail side where you could sell kayaks, paddleboards, bikes, life vests, hats, and all other related equipment. Or, you could ad another business totally unrelated which could be a food truck, Café, antique shop, art gallery or whatever your mind can conjure up. There are several interesting outbuildings which could very well play a role in these other ideas. This offering is totally turnkey. All furnishings for the homes as well as all the business inventory is included. The property is just at 3/4 of an acre.

Here is some important information for you to consider with regards to buying the place.
The property is zoned R/C which is Recreation/Commercial. The upside to this is the broad options with regards to future growth and new business development. The downside to this is the banks do not appear to be interested in lending on this type of zoning. I know this as several people have tried to buy the property to only be turned down by the banks. So, with this in mind, I am looking for a cash buyer or someone with a significant enough of a down payment to overcome the lending difficulties. One way to help overcome this if you are not in a position to buy it outright, know that it is a pretty cool property that two families could buy together.
Ok, now on to the photographs. The first set of photos is the house in back which is a large one bedroom one bath home with the possibility of becoming a two bedroom. This home is aprox 1000 sq. feet.
