have two campsites for sale at TTT. This is a lifetime membership with deed to your site.
These are adjascent sites further back towards Emigrant Trail - W12 ($55k), W11 ($65k) which include two clean nice 35’ 5th wheel trailers. These campsites are available to live at from May through October. You can have guests but there are limitations to the length of stay without being listed as a member. That’s what I did for a few employees and it worked out well. Annual dues are $1400.

For comparison, an old A frame summer cabin costs $800,000. For 5% of that you can have the same 6 -Month access getaway experience here. Ride the Emigrant Trail on your mountain bike which borders the property. Explore Russell Valley and other recreation land all around you. The park is CLOSED during winter. You can go in for the day to shovel your roof but you can’t stay there.

5 miles north of Truckee, this is a Gated Private Camping Community located in the Tahoe National Forest. Tahoe Timber Trails is member owned with amenities ( Pool, Club House, Baseball Diamond, Basketball Court, hiking Trails, etc.) Conveniently located near 3 reservoirs for fishing and water sports. You can leave your camping RV trailer on your site year round if you choose. It’s generally a ghost town other than holiday weekends. There are 20 comfort stations with hot shower, toilets, and sinks. These sites are 100’ from one.

The office has propane refill. And they will pick up your black water for $20 on short notice. Each Site includes a small shed, picnic table, fire pit or stove, deck or patio, and and enough parking for multiple vehicles and 2 RV’s. Dogs are allowed on leash. No motorcycles are allowed in the park. And you have a gate key, so no one else drives in except members of TTT or your scheduled guests.
You can store motorcycles and boats in convenient spots within the park.
