Perfect Situation for an Equestrian / Horse Person looking to live in a country setting with horse board (if desired). Fully furnished large bedroom available in home on 10 acre horse ranch with spacious corrals, round pen, tack shed and arena normally 40 - 45 minutes north of Reno. Dependent upon traffic conditions could be somewhat longer a commute. Other horse amenities such as tie-racks with rubber mats, hitching posts and shelters (in the case that you want to bring your horse). This rental would be ideal for an equestrian (would prefer female housemate) and for a person who enjoys the outdoors ( riding quads, ATVs, etc. and country living). Removed from the hustle-bustle of town; but, easily reachable on 395 (or approx. 18 - 20 miles down Red Rock Road and another 10 minutes - 15 minutes into Reno). Thirty to thirty five minutes into Frenchman's Lake Park area for the lake in the summer and for horse back riding through much of the year. Nicely fully furnished home and a nice-sized bedroom with a full-size closet; nice, firm double-bed (rather new and lightly used); desk and chair; broad reading chair and cable for DirectTv. Terms are: $600.00 a month and an equal split of utilities which are: 1/2 (half) electric bill; 1/2 landline phone and WIFI/DSL (on same bill and rather necessary out here in the country); and, 1/2 monthly toward propane for heat and hot water {and 1/2 DirectTv if we decide to turn it on or toward Sling or HULU on ROKU}. Free ROKU is already available. This is a nice-sized home about 2,700 - 2,800 Sq. ft. with vaulted ceilings and big views. This is perfect for an equestrian/rider/horse person who wants to bring a horse along. For someone living here, I will waive board costs for the first horse if turned out with other horses (no liability) and if you will occasionally help out with horses or unless if you want your own corral (at $150.00 for one horse; $250.00 for two horses and $300.00 for three horses) and naturally, provide your own feed and hay. Terms of residing here as a "housemate" offers full use of kitchen, formal dining-room and living-room that also has a table used for computer time. No city water bill as we are on a well with great water. Instead of city-gas the house is on propane for which costs are split equally. Need to fill the propane tank by October and then the house and water is heated by propane for a few months after which we keep the tank topped off. NO drugs, no vaping (mostly the fire risks), no smoking (inside the house, only outside if necessary). First and last month would be due prior to moving in and a $250.00 deposit that is refundable upon conclusion of year agreement/lease with 30 days notice prior to 'move out' and with a year lease. $250.00 is toward cleaning and/or damages and for assurance of maintaining the lease. If lease is maintained and no damages or real cleaning costs; the $250.00 will be refunded. Forfeiture of 'last' and security/cleaning and deposit if sudden move out. Also, house rules are no overnights by friends or lovers, (that will have to be "off premises" please) .. (unless if agreed to). Even if someone visits, after two days with approval, it would be at $100.00 charge per day unless if other terms are laid down. This is a 'private home' environment and for the sake of everyone, we cannot have people staying over (especially without being a lease holder). This is a quiet, agreeable ranch life with a high regard for personal privacy. A respectful, adult environment. Friendly, easy-going environment on 10 acres that looks out on expanses of wilderness and mountain ranges. Beautiful hiking areas abound all around this area. Communal living in that each person picks up after oneself and contributes to washing one's own dishes, cleaning up after meals and contributing to some house cleaning. There is no maid service here; rather, this has always worked as a communal-home. We maintain this house as a comfy "home" and everyone chips in. Also, enjoy the horse back riding available out here. If you have a horse trailer, you can park it on the property. If you have a fifth-wheel or quad or ATV or boat you can bring that along also. However, no real space in the garage. Surveillance cameras around the house for added security. Terms are $600.00 a month and then we split utilities for 'electric, wifi/DSL-landline /phone [rather necessary out here] and costs of propane for hot water and in the winter for heat. That is how we have operated this home. We have two refrigerators, a freezer and two mini-fridges for ample space for food. Schwans makes food deliveries out here also and that is a great convenience. This is a semi-rural community in the high desert, country setting with wide open wilderness, country living with a very pretty drive into Reno. . We would need some references and proof of steady income / employment prior to moving in. Do not desire short term arrangements / not wanting a swinging door in this house. I do not want this home to be treated as a short-term transition location. Need someone who has a steady income and someone who is easy-going, congenial and definitely reliable. Desire a year's commitment, but might consider a six month lease agreement. This is a truly nice home and is fully supplied (pots, pans, china, flatware). Bedding is all set up in the available room, but you might want to provide your own linens/sheets and towels (personal items). Shared bathroom. If interested, please write an email of "introduction" with mention of employment (or if retired manner of payment/ e.g. Social Security, disability and retirement, etc.) and/or manner of payment. Business and financial matters will be overseen by a third party. From there, if it sounds like a good fit, then we can meet and go through a first meeting and relaxed interview process. First and last month's rent and $250.00 deposit. I suggest that for interested parties to please take a drive along the length of Red Rock Road on a beautiful day all the way to the north end and then take a left turn back onto 395 and drive back into Reno on the highway to experience both methods of driving out to Red Rock. Two alternative routes are available. The beautiful 'Red Rock loop' is a drive that lots of people drive just for the beauty out here. Again, this is a perfect home-base for an equestrian / horse owner and for someone who simply wants to live out in the country. Great location for trail riding and endurance /conditioning rides. Must be a dog-lover and enjoy all aspects and sounds of country living. This is not the sterile environment of living in town. But, it is a trade off to live in the country and to get away from congested traffic. Considering what apartments are going for in town, the housing costs are lower here. No city water bill; rather we are on well driven by electricity. No monthly gas bill; but, we have the expense of propane and must fill the tank by October. Also, cannot "hold" a room without a deposit and upon taking housing need a commitment to stay through the year (or might consider a 6 month lease). This is country living and the drive out here is an approximate 18 - 20 miles along Red Rock Road (paved) and then another last 2 miles on association dirt road. Last housemate moved back to his home town after a wonderful year together. He was a total gentleman and became a very good friend. Would love to have the same experience with a future housemate. Can discuss details later in an interview. While Reno is growing in leaps and bounds with lots of development and construction and rising housing costs; this is rather laid-back country living with dogs, horses and a few sheep.
