Vessel (www.vessel.us) allows property owners in Nevada to sell “shares” of their property's value to investors at their house's current-appraised value. It is a way for homeowners to get cash out of their property without taking on another mortgage. It is an alternative to a home equity loan, a hard money loan, a reverse mortgage, and outright sale. Investors on our platform compete to offer property owners the best terms.
Property owners have the option of making no cash payment until sale within 10 years. They maintain complete control over the property, keep all rental income, pay all expenses. We don't require stellar credit or income, but we do require at least 60% equity in the property (meaning a mortgage balance less than 40% of home value).
As an example: a house worth $500k. investor invests $100k in exchange for 20% of the eventual sale price plus ~$5k/year payable with cash or additional equity.
